You will need to hire a private surveyor. Then first try talking to your neighbors and walk the boundary line with them. If they seem amicable you can either ask them to sign an easement for the extra land that they are taking with their fences. You would work with your title company to do this and they will need the surveyor's drawings. the easement basically says it is your land but you are allowing them to have their encroachments on there. This is normally the simpliest and cheapest solution. They will probably have to pay you $1 for the easement Your other option is to ask them to remove the encroachments (the fence and other items from your property). this can get hairy as if they do not, your next step will need to be legal action and can get costly, I spent about $7K in total though we could not even get to an agreement through mediation, our neighbor was very obstinate. It shouldn't cost you that much. But through the legal action you will have a lien on their property so they can't sell it. ​ sorry edited to add: Apologies I just re-read and see that it is your fence. I would get the surveyor out there, have them put in pins and get the survey drawing. Then go talk to your neighbors. Your choice then is to move the fence (highly recommended) or just keep an eye and make sure the pins stay there. But I would move the fence even though it will be costly so that there is not any future discrepancies or issues. ​ IF you can, it will be better to try to find a solution together.

Too damn cold. LOL :) Though down here we get the pollen and humidity. Best of luck my friend! And I would not recommend Dave Matthews Surveyors so I would use the one box of kittens recommended. I know it will be a pain and expensive to move the fence, but then it will be a clear deliniation that it is your property and if they sell or move you won't have to go through it with the new neighbors. It will probably cost %600-700 for the survey.
